The Apartment

The apartment entrance door leads into the welcoming reception hall. Fully carpeted and of neutral decoration, a walk in storage cupboard is fitted with both shelving and clothes rails, ideal for storing outdoor clothing and footwear. A secondary cupboard accessible from the hall includes a range of shelving, as well as ease of access to the circuit breakers, water tank and Tunstall community alarm panel. A third fully shelved cupboard provides yet more fitted storage.

The lounge is a well proportioned and inviting living area. With ample space available for freestanding furniture and dining, the central feature within the lounge is the attractive feature fireplace housing an electric fire. A Juliette balcony allows for plentiful natural light to enter into the lounge as well as views over the rear of the development.

Partially glazed double doors from the lounge open into the well equipped kitchen. Fitted with a range of wood fronted base and wall units, granite effect roll top work surfaces incorporate an AEG 4 ring electric hob and a stainless steel sink with drainer. Within the kitchen there are a range of integrated appliances, including an undercounter fridge, freezer and eye level AEG oven.

Double bedrooms one and two are both well proportioned rooms overlooking the rear of the development, each with the benefit of fitted wardrobes providing both shelf and hanging space.

Completing the living accommodation is the shower room. Extensively tiled with aqua panelling around the shower enclosure, the shower room is fitted with vinyl wood effect flooring.  Featuring a white two piece suite, the wash hand basin is incorporated into a vanity unit with panel mirror above, while the shower enclosure houses a mains shower appliance and folding seat with handrail. A shelved open alcove provides display/storage space.

The Development

Built during 2007 by McCarthy & Stone, within Kirk Manor Court there is a welcoming ambience and all the residents’ communal areas are in excellent condition. The development includes 24 apartments, while the inviting Residents’ Lounge (with function kitchen) on the ground floor plays host to various social activities. The well appointed laundry room includes automatic washing machines, tumble driers and ironing facilities, while there is also a refuse room with recycling facilities. On the ground floor there is also a guest suite with shower room available for rent by family and visitors.

There is a dedicated part time manager employed within the development, and an out of hours emergency care-line service managed by Apello, with care-line access points in every room. Factoring charges include the management of the development, garden maintenance and weekly cleaning of the communal areas as well as 24 hour laundry room facilities.

With a security entry system and CCTV, there are two main entrances to the complex. Pedestrian access is available from Kirk Brae, while the other access is from the parking area and garden. There are lovely landscaped garden areas around the development, the main body of which is south facing.  The parking within Kirk Manor Court is by resident application, while there are two spaces reserved for visitors. There is on street parking in the surrounding area, including along Manor Place and Kirk Brae. The private car park, gardens and mutual areas are maintained on contract.
