A rare opportunity has arisen to purchase an seven-bedroom family home with additional separate guest accommodation. The owners of the former guest house have recently obtained consent for residential use. Located at the heart of one of Scotland’s most picturesque villages on Royal Deeside, Moorfield House occupies enjoys a prime, elevated position overlooking the Braemar Games Field in the breath-taking Cairngorm National Park. A recent programme of redecoration within the home has created inviting and contemporary living spaces which beautifully complement the existing traditional features.
Viewing is absolutely essential to fully appreciate the location and versatility available.
Moorfield House – Ground Floor Accommodation
The front entrance door opens into the reception hall area, where a large picture window overlooks the Games Field. Glazed double doors thereafter lead into an inner hall, where an office is located, before opening out into the main hall, where an eye catching traditional staircase ascends to the mezzanine and first floors. A passageway leads to a rear corridor where there is access to the dining room and two WC cloakrooms.
From the main hall, two lounges are easily accessible. The principal lounge is of generous proportions, exuding an ambience of traditional grandeur. A coal fire is situated within a large hearth with tiled surround. In addition to a decorative ceiling rose, glazed double doors allow access to the dining room. The secondary lounge has in the past been utilised as a bar, and now provides a cosy and relaxing atmosphere. At the heart of the room is a wood burning stove, set in an exposed granite surround, with a high mantel piece and flagstone hearth.
The “L” shaped dining room wraps around the side and front of the property, with large windows bringing in the iconic views over the Braemar Games Field and surrounding hillsides. A fantastic space for formal dining and entertainment, there is access to a large external decked area which enjoys a south westerly aspect, making it ideal for summer cocktails and al fresco dining.
The well-equipped industrial kitchen is located adjacent to the dining room. The kitchen comprises a double sink with two draining boards, a hot plate with fridge beneath, a free standing gas hob set on a stainless steel free-standing work top with industrial Aber Vent extractor above. A store is easily accessible from within the kitchen. A corridor from the kitchen leads to the laundry room, which includes free-standing industrial stainless steel shelving, space for two free standing washing machines and two tumble dryers. Further down the corridor there is a large store room with external door leading to the driveway. With ample space available for freestanding white appliances, the store allows access to the boiler room and store room, from where a further doorway leads into the former bar. Currently partitioned from one of the lounges, this room could easily be re-integrated.

Moorfield House – First Floor
Returning to the main hall, the carpeted staircase ascends to the mezzanine landing where the first of the bedrooms is situated. This bedroom, like the other four within the main part of the house, is of a tasteful contemporary design, served by attractive en-suites including a shower cubicle, WC and wash hand basin. The first floor landing provides access to the remaining four double guest bedrooms. A laundry room with radiator, lighting and skylight completes the first floor.
The property is served by oil central heating.
Annexe Accommodation
Following the corridor from the kitchen there is access to further living quarters which lie on one level. Benefitting from a good level of fitted storage, an inviting lounge leads out to the private garden, while there are also two double bedrooms and a modern wet room.
The annexe is served by gas central heating.
Guest Accommodation
Accessible from the driveway, a pathway leads beyond the main house to a charming self contained guest accommodation which has been thoughtfully renovated to provide generous sleeping accommodation along with a contemporary shower room. A large window allows for plentiful natural light.
The guest accommodation is served by electric underfloor heating and benefits from its own gated garden and water supply. In close proximity lies the garage, log store and gas tank.
Garden Grounds
From Chapel Brae a partially shared driveway leads to the property. A stone chipped parking area lies just before the guest house, overlooking the Braemar Games field, along with a blue painted summerhouse. Mostly laid to lawn, a pathway runs along the property frontage so as to access the elevated decked area off the westerly gable. A large private garden lies beyond a timber fence. Easily accessible from the owner’s accommodation and laid with Astro-turf to promote easy maintenance, while the timber clad pond will remain. The elevated second tier is accessed via a paved pathway and is laid to lawn.
