We are pleased to present to the market, this three-bedroom, two public room, semi-detached property with well-proportioned accommodation spanning over two floors.

In need of a degree of modernisation throughout, 24 Balgownie Road presents the ideal opportunity for a purchaser to acquire a home which they can put their own stamp on.

With gardens to the front and rear, the property is further enhanced by a shared concrete driveway leading to a single garage.

The front door leads to the entrance hall which houses stairs to the upper floor and gives access to the lounge. The lounge enjoys a sunny aspect and boasts an attractive bay window.
Adjacent to the lounge is a dining room/second lounge to the rear. With its coal fire and pleasant outlook over the rear garden, this is an inviting room which could be utilised in a variety of ways depending on the needs of the occupier.

The ground floor accommodation is completed by a dining area with a selection of fitted storage cupboards and space for a table and chairs. Beyond the dining area is the kitchen with a sink, draining board and work top surfaces with storage beneath.

Returning to the entrance hallway, a staircase climbs to the upper floor. A window provides natural light, a door gives access to eaves storage off the mid stairwell and a hatch gives access to the attic from the upper landing.

There are three bedrooms on the upper floor, two are double rooms and one is a single. All three have ample space for free standing furniture and the single room benefits from a fitted, shelved cupboard.

Completing the first floor accommodation is a bathroom comprising bath with shower attachment, WC, wash hand basin, window and recessed shelved medicine cabinet with mirror doors.
Bridge of Don is a popular residential area with a wealth of amenities, including primary and secondary schooling, cafes, medical facilities, sports and leisure facilities, local and supermarket shopping including Asda, Tesco and Marks & Spencer. Providing good access to transport links for the city centre and beyond, Bridge of Don is conveniently located for access to Aberdeen International Airport, TECA and the industrial estates at Bridge of Don and Dyce. Anderson Drive and the AWPR allow access to the north and south of the city.

Residential Property Quarterly Reflections and Insights

The latest quarterly report from the ASPC gives a reassuring picture of local market activity, with the house price index remaining, mostly, in the positive. The change in quarterly price is +1.5%, while the annual change is -0.5%. Taken over five years, the index is marginally positive at +0.4%. While the figures are reassuring, it may well be that our local market is yet to feel the strain of the general economic background and only time will tell whether this will be reflected in the remainder of 2023. Buyers’ wariness over the short term may well affect property sales as they effectively “sit tight” to see what happens with interest rates. This may result in a sluggish Autumn/Winter market as moving plans are put on hold, but for the moment, there is still healthy demand for properties in desirable locations and in good condition.
