Mains of Coull is a beautifully presented granite farmhouse which retains many period features but has been sympathetically extended and modernised to provide a contemporary living space.  The property is set in an idyllic remote location with outstanding views over the Howe of Braemar, but is only a short drive from the village of Aboyne which has excellent schooling and a thriving community.

Benefits include double glazing throughout; wooden flooring on the ground floor and carpets on the stairs and first floor; oil fired central heating; modern kitchen and appliances and a double garage.

Entering the property from the front the entrance door opens into one of two public rooms with an open fire, stairs lead to the first floor, and a door leads to the kitchen.

The kitchen has an extensive range of white base units with cupboards and drawer storage, contrasting grey marbled worktops and upstands and a 1½ white ceramic sink by the window which overlooks the rear of the property and open countryside.  There is an induction hob with extractor hood over and stainless steel splashback and an integrated dishwasher.  A further wall of floor to ceiling larder units house two electric ovens.

The kitchen is on open plan to a stunning garden room which has space for dining and informal family living.  With windows on three sides this room is flooded with natural light and enjoys breath-taking views over the surrounding countryside.

A second public room overlooks the front and side of the property and has a large inglenook fireplace. NB the woodburning stove is not to be used.  This could be a second lounge/dining room or fourth bedroom. From this room a door leads to a Jack and Jill shower room which can also be accessed from the utility room.  The practical utility area has a door to the rear garden and a laundry area housing a washing machine, tumble drier and stainless steel sink.  A large walk-in cupboard houses the central heating boiler and is shelved making it a useful linen cupboard.

From the first public room a stair leads to the first floor landing which provides access to the bedroom accommodation.  There is a spacious master bedroom with a large en-suite shower room.  A second double bedroom overlooks the front of the property.  There is a further single bedroom and a bathroom comprising a claw foot bath with a hand held shower attachment and wash hand basin.

Outside

Outside the property is set within extensive and well established garden grounds laid mainly to lawn with a gravelled driveway, drying green and patio area.  Paths surround the property and the garden has mature trees and shrubs.  There is a double garage with two up and over doors and a further timber shed.

Location

The property is located just over 3 miles from the village of Aboyne.  Aboyne offers a variety of amenities including shopping, primary and secondary schooling and a community/sports centre including a library, theatre and swimming pool.  Outdoor activities include an 18 hole golf course, tennis courts and a bowling green.  Aboyne is approximately 30 miles west of Aberdeen and, on the doorstep of the Cairngorm National Park, it is a favoured location for those who enjoy the outdoors.
