Full Description

On approach to Sunnybrae, a charming walled garden with a gated entrance, framed by a delightful archway, welcomes you to the property. A paved pathway leads to the timber front door with glass panels, opening into a characterful vestibule. Fitted with wood panelling to dado height and attractive stone flooring, this practical entrance area provides coat hooks and storage for outdoor clothing, together with the added convenience of an internal log store.

The inner hallway provides access to most of the accommodation, with a wooden staircase rising to the upper floor. A deep storage cupboard is thoughtfully positioned beneath the staircase, providing useful additional storage. Continuing the traditional character, the hallway features wood panelling to dado height, coat hooks and practical laminate flooring.

The welcoming lounge is a light-filled and comfortable reception room, with natural light flooding in through a picture window to the front. The deep sill provides an attractive feature while the window enjoys pleasant views across the garden and surrounding countryside. A particular focal point is the ornate dual fuel stove, set upon a slate hearth, with a shelved alcove to one side, creating a warm and inviting setting in which to relax or entertain. Fitted with wood effect laminate flooring.

Open plan with the kitchen is the welcoming family room and dining area, creating a wonderful sociable space for everyday living and entertaining. The family area has a particularly cosy ambience, enhanced by an ornate dual-fuel stove set upon a slate hearth. Natural light floods the room through dual-aspect windows to both the front and rear, with deep windowsills adding character and charm. There is ample space for comfortable soft furnishings within the family area, together with a dining suite in the designated dining area. Wood panelling to dado-rail height adds warmth and character, while the vinyl flooring flows seamlessly through to the kitchen, creating a practical open-plan living space.

Flowing seamlessly from the dining area, the well-appointed kitchen offers an excellent range of wall and base units, complemented by coordinating tiled splashbacks and work surfaces incorporating a 1½ bowl stainless-steel sink with mixer tap and drainer. A picture window overlooks the rear garden, with a deep sill, providing excellent natural light and ventilation. Integrated appliances include a washing machine/dryer and dishwasher.  An electric dual oven and hob with extractor fan above and a freestanding fridge freezer which is included in the sale price.

Located to the rear of the property, the family bathroom is fitted with a four-piece white suite comprising a WC, wash hand basin with useful medicine cabinet above, bidet and a shower cubicle. The room is finished with practical cork tiled flooring and benefits from a white ladder-style heated towel rail. A privacy-glazed window provides natural light and ventilation, completing this well-appointed bathroom.

Returning to the inner hall, a wooden staircase rises to the upper hall. The landing houses the property's modern electrical apparatus and provides access to the upper-floor accommodation. A Velux window to the front allows natural light to flood the area, while an abundance of deep built-in storage provides excellent practical space and neatly houses the water tank.

The principal bedroom enjoys a breathtaking outlook over the front garden and surrounding countryside. This spacious and comfortable room is further enhanced by original floorboards and a charming barn-style door, while offering ample space for a range of freestanding bedroom furniture.

The comfortable and versatile second bedroom, provides an ideal space for family or guests, is also positioned to the front of the property, enjoying views over the garden and countryside beyond. Equally well-appointed, the room features original floorboards and charming barn-style door, together with ample space for freestanding furniture.
