Property overview

We are delighted to bring to the market this truly exceptional and delightfully charming two-bedroom home which sleeps eleven.  Presented in turn-key condition, Stroin was re-built in 2014 by renowned builders AJC from the shell of a traditional But’n’Ben. The quality and attention to detail throughout this property is second to none with refined features including oak flooring, oak lined internal walls, advanced under floor heating, two fireplaces with integrated hot air recirculation and high-spec fixtures and appliances.

Located in the heart of the unspoiled Strathdon landscape, Stroin offers peace and tranquillity with panoramic views of the surrounding countryside.  Occupying a generous plot extending approximately 1.1 acres, the home is further enhanced by a separate yet conveniently located utility room with adjoining garage.

Full Description

The residence features a well-appointed, open plan dining kitchen, an elegant lounge, two generous bedrooms with en-suite facilities, a cloakroom WC and a thoughtfully designed attic room fitted with bespoke bunks and storage.

Enter the property via the main front door into a welcoming vestibule fitted with full length floor to ceiling storage.  A window and glazed pane in the door provide natural light.

From the vestibule, an opening leads into the open plan dining kitchen.  This delightful, triple aspect room with a full height ceiling is fitted with an extensive range of solid wood base and wall units with contrasting stone work-tops incorporating a Belfast style sink, fridge and dishwasher.  The free standing 5 ring La Cornue cooking range with a purchase price of £8,235 is included in the sale price and will remain.  Featuring a fire with optional front closing door, set in a slate hearth with wooden surround, the room is sufficiently proportioned for the placement of a table and chairs.  Double doors lead from the dining area out to a patio area and the rear garden beyond.

The inner hallway is accessible via an opening from the dining kitchen and it gives access to the lounge, principal bedroom, bedroom two and the cloakroom WC.  A ladder ascends to the attic room.

Exuding rustic charm, the lounge is an elegant and inviting room featuring a full height ceiling, exposed wooden wall, and ceiling beams and windows to the front and side.  Flanked by fitted wooden bookcases and windows, the open fire is set on a slate hearth with a wooden surround.  Boasting an optional front closing door, the fire provides a striking focal point within the generously proportioned, yet cosy and intimate living space.

Stroin has two bedrooms on the ground floor.  The principal bedroom is positioned at the front of the property and the second bedroom at the rear.  Each room benefits from en-suite shower rooms.

The principal bedroom is a generous room with fitted storage and space for further free standing storage. The principal en-suite shower room comprises a large walk-in shower unit and twin sinks set within a marble vanity top with storage below. A window and extractor fan provide ventilation.

The second bedroom features four bespoke wooden bunks, a fitted wardrobe and a wooden dressing table or desk.  The second bedroom en-suite comprises a walk-in shower unit, a sink set in a marble vanity top with storage below and WC with recessed shelving above.  A window and extractor fan provide ventilation.

Completing the ground floor is a two-piece cloakroom WC which is conveniently positioned in the hallway. An extractor fan provides ventilation.

A ladder ascends to a thoughtfully converted attic room with one double and three single fitted bunks, a storage area, window and electric heater.

Outside

Set within a large plot, the gardens at Stroin are mainly laid to lawn to the front and rear interspersed with floral borders, shrubs and hedging.  Accessible from the dining kitchen, at the rear of the property, a sheltered patio is ideally positioned for al-fresco dining and entertaining. The property benefits from outdoor lighting, power and water.

A separate dual-purpose utility room and garage complete the property.  Each of the spaces has an electric heater.  The utility room houses the water tank and boiler.  It provides a work surface with space below for white goods which are to remain and are included in the sale price.  A door from the utility room leads to the garage with an electric up and over door, power and light.

The air source heating pump is located at the rear of the utility room/garage.
