CLOSING DATE 12TH MAY 2026 AT NOON

We are delighted to bring to the market this well-presented three-bedroom, two public room bungalow.  Idyllically nestled amidst a generous woodland garden plot extending to approximately 0.5 acres in the desirable Barclay Park area of Aboyne, Leog is further enhanced by off road parking for several cars, a single garage and a log cabin.

Early viewing is recommended to avoid disappointment of this conveniently located gem of a property.

Full Description

Enter the property via the partially glazed main front door into the entrance hallway where a hatch with drop down Fakro ladder gives access to the partially floored attic with power.  Adjacent to the entrance door, a bespoke storage unit houses the electrical apparatus and provides a hanging rail and floor storage.  A window above the bespoke storage unit allows for natural light.  The hallway provides access to most accommodation except the dining kitchen and utility room.

A door opens from the hallway to the dual aspect lounge, which is a spacious, yet cosy and inviting room.  A modern stove, set on a glass hearth occupies one corner of the room and there is ample space for a variety of furnishings.

Partially glazed double doors connect the lounge to the dining kitchen positioned at the rear of the property.  With ample space for the placement of a table and chairs, the dining kitchen boasts double doors opening out to the rear garden patio and woodland garden beyond.  The kitchen is fitted with a range of base and wall units which the sellers advise have an oak frame with a veneer panelling.  The complementing work tops incorporate a one and half bowl stainless steel sink and draining board.  Integrated appliances comprise an electric induction hob with extractor fan above, a double oven, fridge and a dishwasher.

A door from the kitchen leads to the utility room which boasts under floor heating and provides further fitted storage including a large cupboard with power and shelving.  The utility room offers a work surface incorporating a stainless steel sink and draining board with space below for a free-standing washing machine.

A door from the utility room leads to the side of the property close to the garage and parking area.

Returning to the hallway, doors open from the hallway to three double bedrooms.

The principal bedroom is to the rear, and it benefits from a “Sliderobes” wardrobe with internal, free standing shelving.

Bedroom two is located to the front, offering ample space for free standing storage.

Bedroom three is situated between the principal bedroom and bedroom two and is currently utilised as a home office.

A four-piece family bathroom comprising bath, separate shower cubicle, floating wash hand basin, and floating WC completes the internal accommodation at Leog.  The bathroom benefits from under floor heating and a dual-fuel towel radiator.  A window and extractor fan allowing for ventilation.

Outside

A tarred driveway gives access to the property’s parking area and garage.  The garage is served by power and light, it has an up and over door, workbench and it houses the central heating boiler.

Extending to approximately 0.5 acres, Leog’s woodland garden contains a variety of mature trees which are a haven for birds and red squirrels.  The current occupiers have recently carried out some hard landscaping around the property which has been thoughtfully positioned to provide various sheltered, sunny or shaded places to sit and enjoy the surroundings or some al-fresco dining.  A notable feature of the garden is the bespoke, handcrafted pizza oven which will remain and is included in the sale price.

Tucked away at the top of the garden is a versatile log cabin which is currently utilised as a home gym but could also lend itself well as a studio or home office.
