Property overview

We are delighted to bring to the market this two-bedroom semi-detached, single storey property.

Presented in neutral tones throughout, 23 Charlton Crescent benefits from a well-laid out, flowing interior.  Externally, it is further enhanced by a well-tended, south facing rear garden as well as off road parking for two cars to the front.

Located in a sought-after residential area of the desirable Deeside town of Aboyne, early viewing is recommended to avoid disappointment.

Full Description

Enter the property via the main entrance into a vestibule which, in turn leads to the main hallway via a fifteen-pane glazed door.  A large, walk in hall cupboard houses the electrical apparatus.  Benefitting from lighting, the cupboard provides excellent floor storage and shelving.  The hallway gives access to all accommodation, with a hatch providing access to the attic. A second hall cupboard houses the water tank.

The generously proportioned lounge is positioned at the front of the house.  A fifteen-pane glazed door in the lounge allows for natural light to flow from the lounge into the hallway.

The dining kitchen is to the rear.  Enjoying a sunny aspect, it is fitted with a range of white matte base and wall units with contrasting work tops and tiled splashback.  The free-standing electric cooker with extractor fan above is to remain, along with the free-standing washing machine.  There is space for a free-standing fridge or fridge freezer.  A partially glazed door to the rear of the kitchen gives access to the south facing rear garden and a window bathes the room with natural light.

23 Charlton Crescent offers two double bedrooms.  One to the rear and one to the front.  Both rooms benefit from fitted storage.

A centrally placed three-piece shower room completes the accommodation.  The shower room comprises a corner shower cubicle, wash hand basin with a shelf and wall mounted mirror above and a WC.  Additional shower room features comprise corner shelving above the WC, an extractor fan and a radiator.

Outside

A stone chip parking area allows off street parking for two cars. The remainder of the front garden is laid to lawn.  From the parking area, a paved pathway leads to the property’s main entrance which is to the side of the house and continues to a gate which connects to the fully enclosed south facing rear garden.

Bordered by fencing, the rear garden offers a good degree of privacy.  Mainly laid to lawn interspersed with mature shrubs, the rear garden also features a paved patio, a rotary clothes dryer and a wooden shed.

Fixtures and fittings

All fitted carpets, window coverings, light fittings, the electric cooker, the washing machine and any shed contents are to remain and are included in the sale price.

Location

The picturesque Deeside village of Aboyne holds an enviable position in the beautiful Dee Valley and has a good range of shops, primary and secondary schooling and leisure facilities including an active theatre and community centre. With the Aberdeen Bypass providing a fast link to the north and south of the city travelling times from Aboyne to Dyce Airport, Westhill and Stonehaven have been significantly reduced making Aboyne an even more attractive proposition for commuters.

The area is popular with outdoor enthusiasts and is particularly attractive to walkers and cyclists with the Deeside Way passing through the village and its close proximity to Glen Tanar Estate and the Cairngorms National Park. The ski centres of Glenshee and the Lecht are within a short travelling distance, making winter sports easily accessible. There is an 18-hole golf course in Aboyne, water sports at Aboyne Loch and a nearby gliding club. During the summer in addition to the Aboyne Games there are the popular Highland Games in nearby Ballater and Braemar, while the Lonach Gathering takes place in Strathdon every August. Aberdeenshire is renowned for its clean air and quality of life with fragrant pinewoods, open moorland, traditional farming and good old Highland hospitality. Fishing and field sports are also popular and widely available in the vicinity.

Directions

On entering Aboyne from the direction of Aberdeen on the North Deeside Road (A93) travel through the centre of the village heading towards Ballater turning right at the signpost for Tarland. Take the first left onto Charlton Avenue and continue along, turning left again into Charlton Crescent. Number 23 is located at the left as indicated by our For Sale sign.
