Property overview

34 Marquis Drive is a detached, four bedroom, two public room family home.  Well presented in neutral tones throughout, the property comes to the market in walk-in condition.

Occupying an enviable plot within a sought-after residential area in the popular Deeside town of Aboyne, this generously proportioned home benefits from a pleasant outlook to the front and rear as well as off street parking and an integral garage.

Full Description

Enter the property via the front door into a bright, dual aspect vestibule which leads to the main entrance hallway.  Leading to most ground floor accommodation except the utility room, the entrance hallway is of generous proportions and houses the staircase to the upper floor and provides fitted storage. One of the fitted hall cupboards houses the boiler and the under-floor heating manifold and the other houses the electrical apparatus. A notable feature of the hallway is the striking tiled flooring which continues to the kitchen.

The lounge is situated at the front of the house; it is a well-proportioned room which enjoys a sunny aspect.  The lounge is on semi-open plan with the dining kitchen, thus  allowing the rooms to blend seamlessly into each other whilst being zoned in such a way that each area has its own purpose.

The dining area is sufficiently proportioned for the placement of a large table and chairs.  A door to the rear of the dining area allows access to the paved patio and the garden beyond.

The kitchen is fitted with a good range of cream matte base and wall units with complementing light wood effect worktops and splashbacks, incorporating a one and half bowl, stainless steel sink and draining board.  Integrated appliances comprise a dishwasher, double oven, electric hob, fridge and freezer.

A door from the dining kitchen opens to the utility room where there are base and wall units, work top, sink and draining board. Space for free-standing white goods.   There are two doors off the utility room, one opens to the rear garden and the other allows access to the integral garage.

Returning to the main hallway, a door gives access to a ground floor double bedroom/study/snug.

Adjacent to the ground floor bedroom/study/snug is a two-piece cloakroom WC with heated towel radiator, wall mounted electric charging point, extractor fan and an illuminated mirror.  It is believed that this room may be suitable for conversion to an en-suite shower room subject to any necessary consents being granted. The seller has advised that drainage is in place to assist with this.

A carpeted staircase ascends to the upper landing where a fitted cupboard houses the water tank.

There are three double bedrooms off the landing, two to the front and one to the rear.  All three of these bedrooms provide fitted storage and have ample space for a variety of free-standing furnishings.  The principal bedroom is served by a three-piece shower room comprising shower cubicle, wash hand basin and WC.  There is a window, extractor fan and wall mounted electric charging point.  Between the bedroom and en-suite is a dressing area with double wardrobes to either side.

Completing the accommodation is the three-piece family bathroom comprising free-standing bath with shower above, wash hand basin and WC.  There is a wall mounted electric charging point, illuminated mirror, a window and an extractor fan.

Outside

To the front, a driveway provides parking for two cars and leads to the fully lined, single integral garage.  Accessed by an up and over door, the garage is served by power and light.  To the rear of the garage is a door which leads to the rear garden and another door leads into the utility room.  The remainder of the front is laid to lawn.  The front and rear gardens are connected to each other at both gable ends of the house.  There is a pathway along the westerly gable and lawn along the easterly gable.  There is currently no fencing between the front and rear gardens.

The rear garden is mainly laid to lawn bordered by wooden fencing.  The paved patio is ideally positioned outside the dining kitchen. There is an outside tap and outside lighting.

Fixtures and fittings

All fitted floor coverings, curtains and blinds, integrated appliances and light fittings are included in the sale price.
