Full Description

A large panelled door with stained glass surround opens into the welcoming entrance vestibule. Featuring a neutral colour scheme to complement the traditional style tiled flooring, within the vestibule there is ample space available for outdoor clothing and footwear. A half height cupboard houses the meter apparatus.

An opaque glazed door with glazed surround opens from the vestibule into the striking reception hall. Of neutral decoration and fitted with laminate wood effect flooring, a white painted staircase with central carpet runner provides access to the living accommodation on the mezzanine and first floors. Beneath the staircase there is a well appointed WC cloakroom which is inclusive of a white two piece suite with attractive tiling to the floor and above the wash hand basin. Further features include an extractor fan and chrome towel rail.

A panelled door from the reception hall leads into the elegant lounge/dining room. Generously proportioned to accommodate both relaxation and formal dining, a double window overlooking the property frontage allows for lots of natural light. Of neutral decoration to enhance features like the deep skirting, picture railings and laminate wood effect flooring, central to the lounge area is a striking granite fireplace housing a large woodburning stove upon a slate hearth; perfect for creating an inviting ambience. To either side of the fireplace there is display shelving and half height fitted cupboards. With twin ceiling fitments in both the lounge and dining areas, a set of glazed doors lead down to the family room which is also accessible from the reception hall.

Overlooking the garden terrace to the rear via a set of bi-fold doors, the family room is a versatile and inviting living space which is currently utilised as both a play room and home office. Of neutral decoration and flooring, there is a range of elevated shelving, ceiling spotlights and a deep fitted cupboard which is fitted with shelving and range of coat hooks.

An open tread staircase leads down from the family room to the modern dining kitchen. Receiving an abundance of natural light from the skylights above, large south facing windows provide views over the rear garden.

Fitted with slate flooring and underfloor heating, the attractive kitchen is fitted with a good range of white gloss base and wall units; a pleasant contrast to the colourful splashback tiling and solid wood worksurfaces incorporating a 1.5 stainless steel sink with drainer and a five ring gas hob. Within the kitchen there are a range of integrated appliances, including a microwave, oven, dishwasher, washing machine and double fridge/freezers. A breakfast peninsula with bar stools provides an area for informal dining, while there is also ample space for a family dining table. Glazed sliding doors lead out to the paved terrace beyond.

Returning to the reception hall, the staircase leads up to the carpeted mezzanine landing where the spacious and contemporary family bathroom is located. Tiled around the suite, a walk in shower enclosure houses a mains shower appliance with rain effect shower head, in addition to a freestanding curved bath with wall mounted tap fitment. A large white wash hand basin sits atop a vanity unit with pull out drawers beneath, with wall mounted tap fitments and a panel mirror above. The white WC and a deep silled frosted window completes the bathroom, which also boasts electric underfloor heating.

On the carpeted first floor landing, a ceiling hatch allows access to the floored attic space above.

The spacious and bright principal bedroom suite forms part of a previous extension. Of neutral decoration and carpeting, large south facing windows provide lots of natural light. With ample space available for a range of freestanding furniture, the principal bedroom also boasts a well appointed ensuite shower room. Featuring a contemporary white two piece suite, the wash hand basin includes vanity storage beneath and a de-mist mirror above. A curved corner shower enclosure houses an electric shower appliance. Further features include a ceiling skylight, spotlights and a chrome towel rail.

Double bedroom two is a spacious living area of neutral decoration and carpeting. A deep silled window provides views over the front garden, whilst there is ample space available for freestanding furniture.  Double bedroom three is a well proportioned room, again of neutral decoration and carpeting. A deep silled window overlooks the property frontage, while a fitted wardrobe with sliding mirrored panel doors provides both shelf and hanging space.

Outside

To the front of the property, a full height wrought iron gate with mature hedging to either side opens onto a paved pathway which leads to the entrance door. The front garden is mostly laid to lawn, with an array of mature trees, shrubs and established borders providing seasonal interest. To the rear, a paved terrace accessible from the family room and dining kitchen is ideal for summer barbecues and “al fresco” dining. A split level stair leads down to the remainder of the garden, which is laid to lawn with a mature apple tree to the centre. A half height fence with gate opens onto the driveway which provides off street parking for at least two vehicles. The double length garage benefits from an electrically operated door, power and light.

Fixtures and fittings

All carpets, curtains, blinds and integrated white appliances will be included within the sale. The lounge/dining room light fittings will not be included within the sale.
