Cottage:

The cottage has two entrances, one to the front and one to the rear.  You enter the property at the rear into a vestibule with a fitted cupboard housing the electrical apparatus.

Adjacent to the vestibule is a generously proportioned utility room where the oil boiler is located. The utility room has space for a free-standing washing machine and tumble dryer, fitted base and wall units, a sink and draining board.

Beyond the utility room is a two-piece cloakroom WC which may be suitable for conversion to a shower room subject to any necessary consents being granted. Please note that some materials for such a conversion are available by separate negotiation if required. 

From the hallway a door opens to the kitchen, dining area and lounge. Steading:

Formerly used as holiday accommodation, the steading has been set up and furnished with holiday let functionality in mind.  The sellers are happy for items of furniture and other items relating to the former holiday accommodation to be sold by separate negotiation.  Full details of the items can be provided on request.  The steading’s main door opens to a hallway with fitted cupboard housing the LPG boiler, water tank and electricity circuit breaker.  A corner of the hallway is used for utility purposes providing plumbing for a washing machine with work surface above.

Steading:

Also set within its own garden, the steading benefits from a garage/storage room, a versatile second storeroom currently utilised as a gym with floored storage space in the eaves. Both external storage areas have power and light.  The fully enclosed garden to the front of the steading is laid to lawn, bordered in some parts by shrubs and bushes.  A pathway allows for ease of access along the front of the property and gates allow for foot access at either end of the steading garden.  There is a parking area next to the garage.  Completing the steading’s garden is a concealed bin storage area to the side and the LPG tank is located at the rear of the steading.

Location

Bankhead lies approximately one mile outside the village of Lumphanan. Lumphanan is 23 miles west of Aberdeen and within easy access to the nearby towns of Banchory and Aboyne, where there are a comprehensive range of amenities, including secondary schooling at Aboyne Academy with a school bus service in operation. Primary schooling is provided for in the village, and there is also a community owned childcare and pre-school facility, ‘The Hut’. The scenery in this part of the country is idyllic, with a wide range of outdoor winter and summer pursuits on the doorstep.

Directions
