Full Description

A paved pathway, within the gated front garden, leads to the half glazed hard wood door, with a glass panel above displaying the house name.  The door opens into a bright and spacious hallway which immediately sets the standard and elegance of the property, with high ceilings, ornate cornicing and a sweeping, carpeted staircase with wooden baluster and spindles rising to the upper floor.

To the left of the hall is the impressive lounge which overlooks the front of the property, with natural light flooding the room through the large bay window, with a further window to one side.  Complete with a high ceiling, ornate cornicing and deep skirtings, the room features an open fire set on a slate hearth with a grand marble surround.  There is a built-in cupboard with shelving to one side.

Also located to the front of the property is the impressive dining room, with a large bay window allowing natural sunlight to stream the room.  A particular feature is the exceptional marble fireplace housing an open fire set on a tiled hearth.  There are two built-in cupboards with shelving to either side.  Again, ornate cornicing and a central pendant light fitting complete the room.

A door along the hallway leads to the rear of the property with a deep under stair cupboard housing shelving, offering useful storage facilities.  The shower room, fitted with a sliding door, provides a two-piece white suite comprising a WC, wash hand basin, along with a walk-in shower with aqua panelling.  The area is fitted with wet room flooring and a ladder effect heated towel rail.

A small step down in the inner hall gives access to the sunroom and dining kitchen. The lovely sunroom offers a quiet spot to relax and enjoy views of the garden. This cosy space features two exposed stone walls, a wood-panelled accent wall with sliding door giving access to the Worchester boiler. Tiled flooring adds warmth and character. A large window and a glazed door provide an abundance of natural light while offering access to the rear garden.

A further door from the hall provides access to the spacious dining kitchen.  The kitchen is fitted with ample wall and base units with coordinating work surfaces, one of which incorporates a stainless steel 1 ½ sink and drainer.  A large picture window above the sink overlooks the side garden.  The kitchen is fitted with a pine clad ceiling, wood effect vinyl flooring and a tiled recess which houses an impressive electric Rangemaster, which will remain, along with the fridge and dishwasher.

The utility room is perfectly located off the dining kitchen, housing a washing machine and tumble dryer, with a door to a useful shelved cupboard.  It has vinyl flooring and a central strip light.

A door to the rear of the dining kitchen, gives access to a bright and spacious family room, with patio doors leading to the rear garden, and a further window to one side.

A curved wooden staircase rises to the upper floor offering a double bedroom and en-suite, ideal for allowing guests and family their own space when staying at Oakridge.  The en-suite is fitted with a three-piece pale grey suite comprising an enclosed shower cubicle, WC and wash hand basin.  A large Velux window provides natural light.

Returning to the main hallway, the staircase is flooded with natural sunlight streaming in from the large Velux window.  The staircase splits at a small landing.  To the left is double bedroom three, currently utilised as a twin room, with a champagne hand basin.  It offers ample space for free standing furniture.  A window to the side allows natural light and views of the side garden.

The well-proportioned family bathroom is fitted with a three-piece coloured suite comprising a WC, wash hand basin and a bath.  It is tiled to dado height, with vinyl flooring and a Velux window to the side of the property. There is a shelved airing cupboard holding the hot water tank.

Turning to the right on the split staircase there are two double bedrooms overlooking the front of the property with views towards Craigendarroch Hill. The spacious principal bedroom offers ample space for free standing furniture and boasts attractive cornicing, a deep windowsill, a central pendant light and a wash hand basin.

The second generously proportioned, bright and airy double bedroom offers ample room for free-standing furniture and with a central pendant light fitting.

Nestled on the landing between the two bedrooms is a box room, with a Velux window to the front and housing the electric circuit breaker.  This room would be ideal as a small office or dressing room.
