We are pleased to bring to the market this three-bedroom, three public room detached bungalow. Set back from the road, up an exclusive driveway, Invergarry nestles amidst approximately 1.3 acre of woodland gardens. Located in the desirable Rhu-Na-Haven Road, the property is further enhanced by an integral garage and parking for several cars.
Pre-Planning application advice has been sought, and it is thought that future development of part of the woodland garden may be possible (subject to planning consent being granted). Details of the pre-planning application advice are available upon request with the selling agents or at a viewing.
Full Description
Enter the property through the partially glazed, hardwood front door with stained glass panel into a vestibule where a low-level cupboard houses the electrical apparatus. The vestibule connects to the main hallway, which, in turn leads to the lounge, dining room, three bedrooms and the bathroom. The hallway offers fitted storage including a cupboard where the water tank is located. Access is available from the hallway to the attic via a hatch with drop down ladder.
The lounge benefits from a dual aspect to the front and side. Of generous proportions, it features a recessed stove set on a slate hearth.
Ideally positioned adjacent to the lounge and the dining kitchen, the formal dining room is sufficiently proportioned to allow for the placement of a large table and chairs and other items of furniture. It enjoys a pleasant view of the rear garden, while a door gives access into the dining area of the dining kitchen.
The dining kitchen is fitted with a good range of dark wood effect base and wall units with complementing work-tops and tiled splashbacks. Integrated appliances comprise a fridge, oven and electric hob with extractor fan above. The freestanding dishwasher is to remain.
Leaving the dining kitchen, you enter a rear hallway where a door opens to the front of the house. A second door opens to the integral garage. Also off the rear hallway is a two-piece cloakroom WC with extractor fan.
Completing this part of Invergarry is a utility room with a door to the rear garden. The utility room houses the boiler and also offers fitted storage. There is a work top, a sink with draining board and space for free standing “white” goods. The tumble dryer is to remain and is included in the sale price but the washing machine is not.
Returning to the front of the home, the main entrance hallway branches off to one side and leads to three double bedrooms. The principal bedroom is to the front; the second bedroom is to the side and the third bedroom is to the rear. All three bedrooms offer fitted storage facilities.
A bathroom with a four-piece bathroom suite comprising bath, separate shower cubicle, wash hand basin and WC, heated towel rail, extractor fan and window completes the accommodation.
Outside
A gated entrance opens to a tarred driveway which leads to a single integral garage with up and over door, power and light. There is room to park several cars to the front of the garage and along the property frontage.
Invergarry is surrounded by striking woodland gardens to the front, sides and rear. Containing a wide variety of mature trees, shrubs and bushes, the woodland gardens provide shelter and privacy.
There is an oil tank, wood store, a wooden shed and a patio to the rear of the house. There is outdoor lighting at various points and an outdoor tap.
Fixtures and Fittings
All floor coverings, blinds, curtains, and light fitting, the tumble dryer, dishwasher, utility room freezer are included in the sale price.
