Full Description

Originally a U-shaped farm steading belonging to Invercauld Estate, Creagan-Ruadh was converted in 1983 to form a single storey dwelling house with extensive outbuildings attached. The south wing of the steading was removed to truly appreciate the stunning views over the River Dee valley. Some of the original granite blocks have been retained to enhance any future development.  The east wing of the original steading is attached to the house and currently comprises a double garage providing ample storage space with an open access to a workshop area. A further outhouse provides excellent storage for garden equipment and outdoor pursuits and there is a quaint stone bothy with hearth which would have originally been the shephard’s hut. It is believed that the outbuildings would be suitable for conversion subject to obtaining the necessary consents.

Enter the grounds via the wrought iron gates to either side of the front garden which is mainly laid to lawn with mature trees, shrubs and bedding plants, and a gravelled drive leading to the front door.   A hardwood door with glazed panel to the side and above provides access to the hallway.  This area allows access to all living accommodation and houses the recently installed consumer unit and benefits from a built-in cupboard with shelving.

Location

Creagan-Ruadh is located on the left hand side of the A93 with dual gated driveway providing access to the front of the property and ample parking for a number of vehicles. From the rear garden there are two gates, both leading down to the sloping riverbank.

Crathie is a charming hamlet lying west of Ballater on the main route towards Braemar and close to Balmoral Castle. Situated amongst the beautiful countryside of the Cairngorms National Park, there are an abundance of leisure facilities such as golf at the nearby Royal Balmoral Golf Club, fishing, horse riding, mountain biking, gliding near Aboyne and excellent walks available. Directions

From Aboyne, follow the A93 North Deeside Road turning right just before Ballater, along the Pass of Ballater(B972) towards Braemar. At the end of this road, turn right, and follow the road along to Crathie. Approximately three miles past Crathie, the property lies on the left hand side as is clearly indicated by our Mackinnons For Sale sign.
