An ideal home for a first time buyer, young couple or those looking to downsize, early viewing is highly recommended.

Entry to the property is via a partially glazed door which leads into the spacious Porch. Fitted with tiled flooring, the Porch is attractively pine panelled, with a pitched ceiling and ceiling beams. With several windows providing plenty of natural light, the Porch is the perfect location for storing outdoor clothing and footwear.

A 15 pane Georgian style door provides access from the Porch into the welcoming Reception Hall. Of neutral décor and fully carpeted, the Reception Hall allows access to all the living accommodation, while also providing good storage space. A deep fitted cupboard with high level shelving is ideal for larger household items, while also housing the circuit breaker and electricity meters, while a further deep fitted cupboard houses the hot water cylinder and shelving. Within the Hall a ceiling hatch allows entry to the loft space above, which is insulated and part floored for further storage space if required.

The bright and airy Lounge is situated overlooking the property frontage via a large double picture window which allows for lots of natural light. A well proportioned living space of neutral décor and fitted with carpeting, the Lounge is the perfect room in which to relax and unwind. Central to the Lounge is the modern electric fire, which is set within a white mantel with tiled inset – ideal for creating a cosy and inviting ambience during the colder weather. Further features include twin wall sconces and a television point which is currently wired for Sky HD.

Overlooking the charming rear garden via a large window, the Dining Kitchen is of neutral decoration while being fitted with vinyl tile effect flooring. Featuring a good range of base and wall storage units, granite effect roll top work surfaces incorporate a stainless steel sink with drainer. Within the Dining Kitchen there is also a range of appliances available, including an under-counter Hotpoint fridge, Samsung washing machine and Zanussi oven/grill with 4 ring electric hob. With ample space available for a dining table and chairs, a partially glazed door allows for ease of access to the rear garden.

Situated overlooking the rear garden, the Master Bedroom is a spacious room of neutral décor and coloured carpeting. With plenty of space available for freestanding bedroom furniture, the Master Bedroom also boasts twin fitted wardrobes, which provide both shelf and hanging space. Double Bedroom Two enjoys views over the front garden and is a further well proportioned room of neutral decoration, while being fitted with coloured carpeting. Double Bedroom Two also enjoys the benefit of a single fitted wardrobe which offers hanging and shelved storage space.

Completing the living accommodation is the Bathroom, which is of neutral decoration and fitted with vinyl tile effect flooring. A frosted window overlooking the side of the property provides natural light, while the Bathroom includes a white three piece suite with “Mira Go” shower appliance over the bath. Fully tiled around the bath and wash hand basin, further features include an electric wall heater, extractor fan, mirrored cabinet, corner shelving and a heated towel rail.

Outside, an extensive tarmac driveway provides good parking facilities, while the front garden is mostly laid to lawn with a selection of seasonal flowering plants and shrubs. A pathway accessible from the entrance driveway leads up the side of the property to the enclosed rear garden. A peaceful oasis, the rear garden is mostly laid to lawn with a decorative border, being lined by a paved pathway and decorative stone chips. With ample space available for “al fresco” dining during the warmer weather, the garden shed will remain.

Viewing is highly recommended in order to truly appreciate the living accommodation and central yet peaceful location within Aboyne. Further features include double glazing, electric storage/panel heating and mains services. All carpets, curtains, blinds, light fittings and white appliances are to remain. The timber shed in the rear garden will also remain with the property.
