Accommodation is all on one level and comprises: entrance hallway; lounge; kitchen; utility room; cloakroom; family bathroom; three double bedrooms, one with en-suite facilities.

Entering the property through a spacious entrance hallway, the accommodation is separated to living accommodation to the left, bedroom accommodation to the right.  Through a glazed door to the left there is a large family dining kitchen fitted with solid wood base and wall units with contrasting worktops and splashbacks.  Double doors lead to a deck area overlooking the rear garden and open countryside beyond.  There is ample space for formal and informal dining.  Located off the kitchen is a practical utility room housing the central heating boiler with a door leading to the rear garden.  Appliances within the kitchen and utility areas include electric freestanding cooker, dishwasher, fridge/freezer and washing machine

Also accessed from the kitchen is the lounge which has a large south facing picture window and a further smaller window to the north making this a bright, sunny room  On generous proportions, the lounge has solid wooden flooring and a dual fuel stove.

Returning to the main entrance hallway, where there is a useful cloakroom, through a further glazed door to the right there is a long passageway with three windows overlooking the front of the property allowing lots of natural light.  This passageway provides access to three double bedrooms and the family bathroom.   All bedrooms have built in storage and one of the bedrooms has the benefit of an en-suite shower room.  Completing the accommodation is the family bathroom which includes a bath, wash hand basis, wc and separate shower.

Externally the property is set in extensive garden grounds extending to just under 1 acre. Access to the property is via a wooden 5-bar gate and gravel drive offering parking for a number of vehicles.  To the front of the property the grounds are laid mainly to lawn with areas designated to shrubs, plants and mature trees.  There is a defined kitchen garden and to the rear, the garden is more natural and drops away from the property to an area including a large (deep) pond.  To the southern end of the property there is a separate summer house with a large patio area ideal for that occasional summer barbeque.

The property is served by mains water and has a private septic tank.  The central heating is oil fired.

The hamlet of Dess lies 10 miles west of Banchory on the A93 North Deeside Road and 4 miles east of the village of Aboyne.   Primary schooling is available in the nearby villages of Kincardine O’Neil, Lumphanan or Aboyne where secondary schooling is also available.  Aboyne has a vibrant community offering many activities and leisure pursuits.  Royal Deeside offers spectacular scenery and is a joy for anyone who enjoys outdoor life.
