Enter the property at the front via a partially glazed hardwood door into the entrance hallway with stairs to the first floor and a generous under stair cupboard.  The lounge, ground floor bedroom and dining kitchen are all accessible from the entrance hall.

The lounge is located at the front of the house and benefits from a dual aspect.  A woodburning stove with shelved recess to one side provides a focal point.  There is a second shelved recess on the back wall and low-level cupboard houses the electricity circuit breaker.  A large window to the front provides a lovely view of the garden.

Also, at the front of the property, the ground floor bedroom is a good sized double room with a shelved recess and ample space for free standing storage and furnishings.

There is a generous dining kitchen to the rear.  The kitchen is fitted with an extensive range of white matte base and wall units with contrasting worktops incorporating and integrated electric hob with oven below and extractor fan above.  There is space for free standing appliances as well as a large table and chairs.

From the kitchen, a door leads to a small rear hallway with coat hanging facilities.  Beyond the hallway is a shower room comprising shower cubicle, wash hand basin, WC, window, extractor fan and fitted storage.

Completing the ground floor accommodation is the utility room which leads out to the rear garden.  The utility room offers additional base and wall storage with a work top incorporating a sink and draining board.  There is room for a free standing washing machine and tumble dryer and the central heating boiler is mounted on the back wall.

Returning to the main hallway, stairs lead up to the upper floor.  A small door gives access to eaves storage and a hatch in the roof gives access to an attic.  There are two double bedrooms on the upper floor, both have fitted louvre doored wardrobes and cupboards.

A family bathroom with bath, WC, wash hand basin and a cupboard housing the water tank completes all accommodation.

A driveway leads up to a double garage which is in need of repair.  A metal gate to the side opens out to the front lawn which is bordered by hedging and is where the LPG gas tank is located.  Continuing round the front of the house, to the other side, there is a further area of lawn, vegetable patches and two wooden sheds.  In addition, there is a wood store and two outdoor taps.  Steps to the rear of the house climb to an elevated drying green.

All remaining floor coverings and light fittings are included in the sale price.
