Having recently undergone a programme of redecoration, the property is ready to move into with a minimum of fuss. Offering generous living accommodation of mostly neutral decoration, this home boasts an exclusive garden area with direct private access and parking. An ideal purchase for a first-time buyer, young professionals, downsizers or buy to let investor, early viewing is highly recommended.

Within the communal entrance, a door opens into the apartment’s welcoming reception hall. Fully carpeted, there is the security entry handset, while a fitted cupboard provides good storage facilities.

The inviting lounge receives an abundance of natural light from the glazed sliding doors leading out onto a decked platform within the rear garden. With ample space available for freestanding soft furnishings, the lounge is the ideal location for relaxing while taking in views of the garden.

From the lounge there is ease of access to the bright dining kitchen, which also enjoys views over the rear garden. Fitted with an extensive range of base and wall units with under unit lighting, the L-shaped roll top work surface incorporates a 4 ring induction hob and 1.5 stainless steel sink with drainer. Within the kitchen there is an integrated oven and fridge/freezer, along with a washing machine which shall remain.

Overlooking the building frontage via a pleasant bay window, the generously proportioned principal bedroom is of neutral décor and carpeting. A fitted double wardrobe with sliding mirrored doors provides shelf and hanging space, while there is also the benefit of an en suite shower room. The vanity unit incorporates a white two piece suite, and the double shower enclosure includes a mains shower appliance.

Double bedroom two is a further well proportioned room of neutral décor and carpeting. Overlooking the property frontage, there is a double fitted wardrobe with mirrored sliding doors.

Completing the living accommodation is the bathroom. Tiled around the suite, the bathroom includes a WC, wash hand basin and bath with shower attachment.

Outside

With an exclusive parking space and visitor parking to the front of the building, this property also has the benefit of an exclusive garden which is accessible from both the lounge and a direct private access to the side of the building. Sliding door panels lead out to a decked platform which is perfect for al fresco dining in the sunshine. Beautifully presented, the garden is laid with gravel pathways and interspersed with raised borders and beds which include a variety of seasonal plants and shrubs. The shed and rotary clothes drier shall remain.

Please note that the communal areas are maintained by James Gibb Residential Factors at a cost of £35.00 pcm.

Fixtures and fittings

All fixed floor coverings will be included. All curtains and light shades will be removed prior to sale. Items of furniture may be available by separate negotiation.

Cults Primary School and Cults Academy are within close proximity, while the International School is based at Pitfodels. With the countryside being close at hand, all manner of leisure and recreational pursuits are “on the door step," with public transport links to the city and beyond available from various points along the North Deeside Road and neighbouring AWPR.

Residential Property Quarterly Reflections and Insights

The latest quarterly report from the ASPC gives a reassuring picture of local market activity, with the house price index remaining, mostly, in the positive. The change in quarterly price is +1.5%, while the annual change is -0.5%. Taken over five years, the index is marginally positive at +0.4%. While the figures are reassuring, it may well be that our local market is yet to feel the strain of the general economic background and only time will tell whether this will be reflected in the remainder of 2023. Buyers’ wariness over the short term may well affect property sales as they effectively “sit tight” to see what happens with interest rates. This may result in a sluggish Autumn/Winter market as moving plans are put on hold, but for the moment, there is still healthy demand for properties in desirable locations and in good condition.
