Completely renovated by the current owner during the late 1980s, the property provides spacious living accommodation perfect for family living or holiday home usage. Early viewing is highly recommended.

The main entrance door leads into the welcoming reception hall. Spacious and fully carpeted, an under stair cupboard and WC cloakroom with white two piece suite are easily accessible.

With dual aspect views to the front and rear of the property, the lounge is fully carpeted and a generously proportioned room with ample space available for freestanding furniture. Central to the lounge is the striking fireplace with open fire.

The dining kitchen features a good range of base and wall units, while the u-shaped roll top work surface area incorporates a stainless steel sink with drainer and 4 ring electric hob with integrated oven beneath. Plumbed for white appliances, the dual aspect windows ensure a good flow of natural light.

From the kitchen a door leads to the utility room, which complements the storage facilities within the kitchen. With a door providing access to Wood Street, the utility room also functions as a spacious boot room, with ample space available for drying wet weather gear and wetsuits. Housing the central heating boiler and a wall mounted fold out drying rack, there is also a deep shelved pantry cupboard suitable for storing larger household items. Plumbed for white appliances, a work surface area incorporates a wash hand basin and drainer, while there are also wall and display units.

Completing the ground floor accommodation is double bedroom three. A well proportioned room with a window to the rear, bedroom three is a versatile living space which would be equally suitable as a further public room, play room or home office.

Ascending the carpeted staircase, the first floor landing is spacious while also providing fitted storage space.

The principal bedroom is a generously proportioned living space fitted with wall to wall wardrobes with sliding mirrored panel doors. The principal bedroom also benefits from an en-suite shower room, which includes a white two piece suite in addition to a shower cubicle.

Location

Portsoy is a charming coastal village situated along the Moray Firth and lying approximately eight miles west of Banff and 54 miles from Aberdeen City. This beautiful port village benefits from spectacular scenery, having some of the best coastal views Scotland has to offer. A small yet thriving community, Portsoy is home to a variety of amenities, including a GP practice, pharmacy, local supermarket, community library and a range of cafés. There is primary schooling with an attached nursery unit, while secondary education is available at Banff Academy. A bus service provides regular transport to Aberdeen and other areas.

With a range of leisure pursuits available along the coast and further inland, within Portsoy the new harbour was built during the mid-19th century to accommodate the growth of the local fishing industry. Portsoy is also known for its production of Portsoy marble, which was used as part of the decor for the Palace of Versailles.

*Please note that 5 Wood Street is a Category C listed building situated within the Portsoy Conservation Area.

Residential Property Quarterly Reflections and Insights

The latest quarterly report from the ASPC gives a reassuring picture of local market activity, with the house price index remaining, mostly, in the positive. The change in quarterly price is +1.5%, while the annual change is -0.5%. Taken over five years, the index is marginally positive at +0.4%. While the figures are reassuring, it may well be that our local market is yet to feel the strain of the general economic background and only time will tell whether this will be reflected in the remainder of 2023. Buyers’ wariness over the short term may well affect property sales as they effectively “sit tight” to see what happens with interest rates. This may result in a sluggish Autumn/Winter market as moving plans are put on hold, but for the moment, there is still healthy demand for properties in desirable locations and in good condition.
