We are delighted to bring to the market this deceptively spacious four-bedroom, two public-room semi-detached property with well-proportioned accommodation spanning over two floors. The current owners have enhanced the original property with the addition of a sun-room at the rear.

Externally, the fully enclosed rear garden is accessible from the sun-room and boasts a greenhouse and insulated shed. Off street parking for two cars is available at the front.

An entrance vestibule gives access to the main hallway which leads to most ground floor accommodation. The lounge is a tranquil room which features a bay window and a multi-fuel stove set in a slate hearth and surround with a wooden mantel above.

Across the hall from the lounge is a double bedroom with fitted wardrobes and cupboard housing the electricity consumer unit.

The kitchen has a good range of light wood effect base and wall units with contrasting worktops and complementing coloured tiled splashbacks. Integrated appliances comprise double fridge freezer, dishwasher and washing machine. A five ring gas range cooker with triple oven and extractor fan above is included in the sale price. Double doors take you from the kitchen into the sun-room which enjoys all day sun and has ample space for free standing furniture, table and chairs.

To the rear is a versatile home office/bedroom with storage and door to the garden. Next to that is the bathroom with mains gas shower over the bath, WC and wash hand basin set in a vanity unit providing excellent storage and illumination.

Returning to the main hallway, the staircase ascends to the upper floor and a window provides the main hallway and the upper landing with natural light.
There are two double bedrooms and a walk-in storage area located on the first floor.

The principal bedroom boasts fitted storage and it is worth noting that all items of furniture except for the bed are included in the sale price. Bedroom two is another spacious room with space for free standing furniture.

Another point to note is that it may be possible for the walk-in cupboard in the upper landing to be converted into a shower room if the necessary consents are granted.

The central heating combi boiler can be controlled from the fitted Solus System via an App.

To the front, a tarred driveway provides off-street parking for two cars and there is a bin storage area along the gable end.

To the rear is a fully enclosed garden which is mainly laid to lawn with flower borders and raised beds. The greenhouse and the insulated shed will remain. Immediately outside the sun-room is a raised area with artificial grass which is ideal for al-fresco dining and seating.

127 South Anderson Drive is well placed for access to local amenities including schools and it benefits from excellent public transport links.

Early viewing is recommended.

Residential Property Quarterly Reflections and Insights

The latest quarterly report from the ASPC gives a reassuring picture of local market activity, with the house price index remaining, mostly, in the positive. The change in quarterly price is +1.5%, while the annual change is -0.5%. Taken over five years, the index is marginally positive at +0.4%. While the figures are reassuring, it may well be that our local market is yet to feel the strain of the general economic background and only time will tell whether this will be reflected in the remainder of 2023. Buyers’ wariness over the short term may well affect property sales as they effectively “sit tight” to see what happens with interest rates. This may result in a sluggish Autumn/Winter market as moving plans are put on hold, but for the moment, there is still healthy demand for properties in desirable locations and in good condition.
