A composite entrance door with adjacent window panels set within an attractive granite fascia leads into the entrance vestibule. Fully carpeted, a frosted window panel with door opens into the welcoming and bright reception hall. Of neutral decoration and carpeting throughout, the carpeted staircase with contemporary balustrade and glazed panelling leads to the living accommodation on the first floor. Within the reception hall there are fitted storage facilities available, in addition to a deep silled meter cupboard and security alarm panel.

A 15 pane Georgian style door leads from the reception hall into the spacious lounge which enjoys views over the front garden via an elevated bay window. With ample space available for freestanding furniture, central to the room is a striking granite fireplace with white painted deep display sill within one of the alcoves.

Enjoying lovely views over the rear garden, the bright dining kitchen is fitted with a good range of white shaker style base and wall units incorporating an integrated oven/grill which has recently been replaced. Laminate wood effect roll top work surfaces with trim incorporate a 1.5 stainless steel sink with drainer and a four ring induction hob with extractor fan above. Plumbed for white appliances, there is plenty of space available for formal dining.

A partially glazed door from the dining kitchen leads out to the rear porch which allows ease of access to the rear garden. The boiler room is accessible from the porch and houses the recently renewed central heating boiler as well as providing useful storage space. A further door from the porch leads into the integral single garage, which benefits from an up and over door, power and light.

Returning to the reception hall, a 15 pane Georgian style door leads into the versatile dining room which overlooks the rear garden and is of neutral décor throughout. A perfect room for formal dining and entertainment, the dining room could perhaps also be utilised as a fifth bedroom or family room.

Double bedrooms three and four are both well proportioned rooms with excellent accommodation for freestanding furniture. Completing the ground floor is the well appointed wet room which is fully aqua panelled with a decorative frosted window facing the rear garden. Inclusive of a white two piece suite and electric Mira Sport electric shower appliance, there is also a white vertical towel rail.

Ascending the staircase to the first floor landing, a hatch allows access to useful storage space within the eaves.

The generously proportioned principal bedroom is of pleasing neutral décor throughout, while a triple window overlooking the property frontage allows for lots of natural light. The bedroom benefits from twin double fitted wardrobes with wooden slated doors, while a further walk-in cupboard with window facing the front garden is a charming feature.

Enjoying far reaching views over Cults to the hillside beyond, double bedroom two is flooded with natural light. A further generously proportioned room of neutral décor and carpeting, there are useful carpeted storage areas concealed within the eaves to either side of the window.

Outside

The property is situated with large and well maintained gardens the whole family is sure to enjoy. A large driveway provides off street parking and access to the integral garage, while a paved pathway leads to the entrance door. With neat hedging screening the front lawn, there are well established borders and a variety of ornamental mature trees.

The fully enclosed rear garden is an idyllic oasis, especially during the summer months when the garden bursts into life with seasonal colour. With a central lawn/drying green, paved pathways allow access to the farthest corners of the garden, which is well stocked with a variety of plants, shrubs and trees. The greenhouse and timber shed will remain.

Fixtures and fittings

All carpets, curtains, light fittings and kitchen appliances will be included within the sale. Gardening equipment/tools may be available by separate negotiation.
